General Conditions
The following General Conditions apply to your reservation.
1. Arrival and departure
Lodge keys are available from 3.00 pm on the day of arrival and must be vacated be 10.00 am on the day of departure unless otherwise agreed. Keys will usually be available from reception. Reception is open 24 hours. You must present your booking confirmation and may be asked to provide photographic ID before keys are released to you.
You may park directly outside of the lodge in the designated space free of charge. You must not park on the grass or in front of any other lodge.
2. Occupancy
The lodges are intended for parties no larger the 4 members, not including very small children. If there is found to be more than 4 people occupying a lodge we may charge a supplement of £100 per additional person per stay to cover the additional cleaning and wear and tear on the property OR we may ask you to leave – no refunds will be offered.
There must be no substitution of guests or subletting. The facilities provided are for the benefit of the gusts staying in the lodge only.
3. Care of lodges, damage deposits and damage charges
Our lodges are in very good condition and are well looked after thus we ask that you leave them as you found them. Minor breakages and damage are expected and we ask that you report them to the owners as soon as possible. You will not be charged for normal wear and tear but you will be charged for unreasonable damages including to the hot tub as detailed in the hot tub terms provided under separate cover.
4. Cleaning
Lodges are cleaned professionally before and after each booking. This is a self catering holiday let, not a hotel - our cleaners should not be expected to empty bins, clear leftover food or wash up after guests, you are expected to leave the lodges as you find them.
We endeavor to leave a supply of essentials; toilet paper, tea, coffee, light bulbs and so on but lodges are self catering and this is a courtesy rather than a requirement. Please help us to maintain this supply by replacing what you use.
Towels, bathrobes and bedding will be provided but must not be removed from the property. You will be charged for replacements if removed.
We apply a specific additional cleaning surcharge designed to help to cover the recent increase in the cost of cleaning the property. This is payable at the time of booking as detailed in our Booking Conditions. We allow upto 5 hours of cleaning time (not including laundry) after each guest stay. If there is excessive cleaning time required or additional cleaners or specialists such as carpet cleaners required after your departure then your security deposit will be retained. Any further costs will be recovered from you in accordance with our booking conditions above.
5. Pets
Pets are not allowed on site.
6. Belongings
Personal belongings and vehicles are at the hirer’s risk at all times and we cannot accept any responsibility for loss or damage occurring inside or outside the property.
7. Owner access to the property
There may be occasions when access to the lodges is required, for example to carry out maintenance work. We will advise you of any such access requirements and the owners will accompany anyone entering the property. We will not enter the lodge during your rental without your knowledge.
In most cases, we or our contractors will seek your permission to carry our work on or near to the property. We regret any disturbance or disruption and will, if we are able to do so stop work on your request.
8. Resort facilities
Any reservation is for the full use of our privately owned lodge at Pine Lake Resort and includes complimentary access to the leisure centre and on-site facilities. We have no control of the on-site facilities and cannot be held responsible for any closure/non admittance of any the facilities at Pine Lake Resort, as such no partial/full refunds will be issued for any eventuality deemed out of our control.
9. Hot tub use
Lodge 66 has its own hot tub, AVAILABLE ONLY FOR LODGE 66 GUEST USE, at no additional charge, subject to acceptance of specific terms and conditions. You must read and agree these terms before use. If you proceed to use the hot tub, you are agreeing to follow these rules and conditions.
Booking Conditions
The following Booking Conditions together with the General Terms and Conditions form the basis of your contract with us. Please read them carefully as they set out our respective rights and obligations.
[In these Booking Conditions, “you” and “your” means all persons named on the booking (including anyone who is added or substituted at a later date). “We” and “us” means Keer Side Lodge. All bookings are made subject to these booking conditions.
Booking, payment and deposits
1. Contract
A binding contract between us comes into existence when you make a booking either directly or indirectly via one of our supported booking channels. If you cancel after paying the deposit our normal cancellation charges will apply. This contract and all matters arising out of it are governed by United Kingdom law. We both agree that any dispute arising out of or connected with your holiday will be dealt with by the Courts of United Kingdom.
2. Guests
You must provide the number of guests including ages of children at the time of booking. If there are any changes, these must be notified. There can be no guest substitution or subletting. The facilities provided to and for the lodge are exclusively for the benefit of those staying in the lodge. Please refer to General conditions for more detail.
3. Payment
Full payment is required before you arrive at the property unless otherwise agreed. You will have the option to make a part payment of 50% of the total booking cost at the time of booking (if more than 30 days before your booking) or, full payment if booking within 30 days of arrival.
The balance of the cost of your stay must be received by us not less than 30 days prior to arrival (or at the time of booking if this date has passed). This date will be shown on the confirmation invoice. If you have not paid in full and on time, we reserve the right to treat your booking as cancelled by you. In this case the cancellation charges below will be payable.
4. Damage deposit
We will preauthorise a security deposit of £100 up to 24 hours before check-in, via the card you use to make your booking. This will remain blocked for upto 7 days after check-out. No charge will be made unless there is damage to the property
The cost of any damage to the property or to any items in and/or at the property caused or any service charges incurred by you or any member of your party will be deducted by us from the security deposit at the end of your stay. If no deductions are required your security deposit will be refunded in full to you 7 days after your departure from the property. If the security deposit is not sufficient to cover any damage caused or service charges incurred by you, you will be responsible for paying us any additional monies required immediately on request from us.
5. Prices
The price of your stay will be confirmed at the time of booking, subject to the correction of errors. We reserve the right to correct errors in both advertised and confirmed prices. We will do so as soon as we become aware of the error.
Please note, changes and errors occasionally occur. You must check the price of your stay at the time of booking.
6. Changes to your booking (not applicable for non cancellable rates)
Should you wish to make any changes to your confirmed booking, you must notify us by email as soon as possible. Whilst we will endeavour to assist, we cannot guarantee we will be able to meet any such requests. Where we can, an amendment fee may be payable together with any costs incurred by ourselves.
7. Cancellation by you (only applicable for standard rates)
Should you need to cancel your stay after the contract has begun, you must immediately advise us either by cancelling online or advising us in writing. Where a cancellation charge is shown as a percentage, this is calculated on the basis of the total cost of the booking excluding amendment charges. Amendment charges are not refundable in the event of cancellation.

less than 30 days – 100% of total booking price plus any additional charge applicable to your booking
Depending on the reason for cancellation, you may be able to reclaim these cancellation charges (less any applicable excess) under the terms of any insurance policy you may have. Claims must be made directly to the insurance company concerned and for this reason we strongly recommend that you take travel insurance.
Non cancellable rate stays cannot at any time be cancelled. You will be liable for the full cost of your stay.
8. Cancellation by us
Occasionally, we have to make changes to and correct errors on our website descriptions and other details both before and after bookings have been confirmed and cancel confirmed bookings. Whilst we always endeavour to avoid changes and cancellations, we must reserve the right to do so 'for any reason'.
If we have to make a significant change to or cancel your booking, we will tell you as soon as possible. We will offer you a full refund of any monies paid to us should a significant change or cancellation occur.
We regret we cannot pay any expenses, costs or losses incurred by you as a result of any change or cancellation. Our liability will be limited to the value of your booking.
Very rarely, we may be forced by “force majeure” to change or terminate your stay after departure but before the scheduled end of your time away. This is extremely unlikely but if this situation does occur, we regret we will be unable to make any refunds, pay you any compensation or meet any costs or expenses you incur as a result.
9. Force Majeure
We regret we cannot accept liability or pay any compensation where the performance or prompt performance of our contractual obligations is prevented or affected by or you otherwise suffer any damage or loss as a result of “force majeure”. In these Booking Conditions, “force majeure” means any event which we or the supplier of the service(s) in question could not, even with all due care, foresee or avoid. Such events may include war or threat of war, riot, civil strife, actual or threatened terrorist activity, industrial dispute, natural or nuclear disaster, adverse weather conditions, fire and all similar events outside our control.
10. Our Liability to you
We promise to provide your accommodation with reasonable skill and care. We do not accept responsibility if any death, personal injury, failure or deficiency of your accommodation arrangements is not caused by any fault of ours. When we talk about “fault” above, this means failure by ourselves to use reasonable skill and care in performing or providing the service in question. Please note it is your responsibility to show that reasonable skill and care has not been used if you wish to make a claim
We will not be responsible for any injury, illness, death, loss (for example loss of enjoyment), damage, expense, cost or other sum or claim of any description whatsoever which results from any of the following: –
(a) the fault of the person(s) affected or any member(s) of their party or
(b) the fault of a third party not connected with the provision of your accommodation by us which we could not have predicted or avoided or
(c) an event or circumstance which could not have predicted or avoided even after taking all reasonable care (see clause 9)
In addition, we will not be responsible where you do not enjoy your stay or suffer any problems because of a reason you did not tell us about when you booked your stay or where any problems you suffer did not result from any breach of our contract or other fault of ourselves or any losses, expenses, costs or other sum you have suffered relate to any business.

Please note, we cannot accept responsibility for any services that do not form part of our contract. This includes, for example, any additional services or facilities any other supplier agrees to provide for you.
The promises we make to you about the accommodation we have agreed to provide or arrange as part of our contract – and the laws and regulations of the country in which your claim or complaint occurred – will be used as the basis for deciding whether the accommodation in question had been properly provided. If the particular accommodation which gave rise to the claim or complaint complied with local laws and regulations applicable to those accommodation at the time, the accommodation will be treated as having been properly provided. This will be the case even if the accommodation did not comply with the laws and regulations of the UK which would have applied had that accommodation been provided in the UK.
11. Complaints
In the unlikely event that you have any reason to complain or experience any problems with your stay whilst away, you must immediately inform us. Any verbal notification must be put in writing and given to us as soon as possible. Until we know about a problem or complaint, we cannot begin to resolve it. Most problems can be dealt with quickly. For all complaints and claims which do not involve death, personal injury or illness, we regret we cannot accept liability if you fail to notify the complaint or claim entirely in accordance with this clause.
12. Behaviour.
You accept responsibility for any damage or loss caused by you or any member of your party. Full payment for any such damage or loss must be paid direct to us at the time. If you fail to do so, you will be responsible for meeting any legal costs we incur in full in recovering full payment from you.
We expect all guests to have consideration for other people. If in our reasonable opinion or in the reasonable opinion of any other person in authority, you or any member of your party behaves in such a way as to cause or be likely to cause danger, upset or distress to any third party or damage to the property, or in any way damage the reputation and/or goodwill of the Owner we are entitled, without prior notice, to terminate the occupation of the person(s) concerned. In this situation, the person(s) concerned will be required to leave the accommodation. We will have no further responsibility toward such person(s). No refunds will be made and we will not pay any expenses or costs incurred as a result of the termination.
HOT TUB SAFETY NOTES AND DISCLAIMER
GENERAL RULES
** THE HOT TUB IS FOR THE EXCLUSIVE USE OF GUESTS STAYING IN THE LODGE AND ONLY THOSE STAYING IN THE LODGE! **
1. Always keep the hot tub covered. This will conserve energy, and prevent any person or debris from falling into the tub.
2. If your hair is long, put it up in a ponytail so as to avoid getting it caught in the filter or drain.
3. Make sure that the hot tub is at the appropriate temperature, taking into consideration the people who will be using it. The hot tub is pre-set at 38 degrees centigrade, which is just above body temperature. Do not use for more than 20 minutes.
4. Children under the age of 16 years old should never use the hot tub. You should never use a hot tub alone.
4. Avoid drinking alcohol or using drugs in the hot tub.
5. Never use electrical devices in or near the hot tub.
6. Always shower with soap and water before entering the hot tub, in order to remove any lotions etc - people wearing fake tans must not use the hot tub - always shower after using the hot tub in order to remove chlorine etc.
7. Be cautious when using the hot tub. Water can make the decking slippery while wet. If the temperature outside the hot tub is below freezing, water splashed over the edge can quickly freeze into slippery ice.
WARNING
1. Children should not use the hot tub - their bodies cannot regulate temperature and babies in particular can overheat
2. Do not use the hot tub if pregnant
3. If you have heart disease, high blood pressure or diabetes or any other condition you should check with your doctor before using a hot tub.
4. THIS HOT TUB IS TREATED WITH CHEMICALS, AS A NORMAL SWIMMING POOL WOULD BE, THEREFORE IF YOU ARE ALLERGIC TO ANY CHLORINE, YOU SHOULD NOT USE THIS HOT TUB. THE OWNER RESERVES THE RIGHT TO TEST THE WATER AT ANY TIME AND ADDRESS ANY SAFETY ISSUES WITH THE WATER QUALITY
We accept no responsibility for any reactions or illness you might experience during or following the use of this hot tub and no liability is accepted by the owners in the event of any accident, injury or death.
DAMAGE TO HOT TUB
Any direct damage caused to this hot tub by anyone should be reported to the owners immediately and may be charged for.
If as a result of breaching these rules/terms there is damage to the hot tub and costs will be recovered from you.
